WHY DO AGENTS CHARGE TENANTS ANY COMMISSION AT ALL?

I find that agents DO ABSOLUTELY NOTHING for a tenant.

Seriously, i do not need an agents' service at all. they serve me no purpose.

the only reason any of us tenants deal with an agent is because those lazy landlords, who will not spare the time to market their property, happens to be using an agent.

so when we tenants look for a property and reply to ads, well guess what.....we get in touch with an agent, who does nothing for us but fix an appointment with the owner.

if the owners are willing to advertise themselves, we tenants could just deal directly with the owner and settle all matters including the rental and contract with the owners.

i would much rather deal with the owner directly. even though i had dealt with agents. the agents had looked for a property for me but, honestly, i had rejected all their offers simply because they do a bad job of finding me the property i want and their offers fall short of my requirements. its more like they serve the owners as they market the property of the owners instead of the tenants interests and wants.

all this while i m in singapore, i had researched and looked for rooms myself and guess what......i had found better deals searching myself than using an agent.

all the agent does is.......fix the appointment with the owner, take us to view the place, and then stand there with their mouths drooling for me to pull out my cash to pay their commission, which i believe should not be paid, simply because they had done nothing for me.

some of these agents dont even do their homework.....they had never been to the places their marketing and dont even know abt the room and its facilities. the only time they saw the place was when they took me there.

so how could you even market a room or unit if you had never been there yourself and say things such as its nice and this and that rubbish.

after signing the contract, the agents you worked with is no longer to be found. they are relieved of their duty and they couldnt care less what happens to us tenants, whether out deposit was rightfully refunded, whether we are experiencing any problems with the place or the owners or any other inconvenience we are experiencing.

INSTEAD OF CHARGING THE TENANTS ANY COMMISSION, AGENTS SHOULD CHARGE THE OWNERS!!!!!!!!!!

you are servicing the owners and seriously you are serving the best interests of the owners. you are marketing their property, looking for tenants according to the owners' requirements, and well, you were employed in the first place because the landlords needed you, not us tenants.

SO CHARGE THE OWNERS! NOT THE TENANTS!!!!!!!

in a world of no agents or a world of agents only charging the owners, we tenants would be much better off and save alot more.

agents seriously only get in my way of finding the property i need.

Calm Down... Without Agents, sometimes you cannot gather so much useful information in a short period of time.

Agent is just like a bridge between tenants and Owners. Of course, you may say that you can swim or even fly in the sky. But some ppl juz cannot.

That's why we do provide options here to meet different demands. If you feel not comfortable with agents, you may simply stay at the "No Agent Fee district" and let others cross the bridge.

Regarding the charge, I may also agree with you that agents should charge both sides or even the owner site only, since whom earns the rentals. However, in today's market, I am afraid that this could just be our daydream. It is sad, but you should know that in Capitalistic society, everything is decided by the Market itself, instead of our will right?

Anyway, good luck on your House-Hunting! Do prepare some goggles and wings!! :mrgreen:

"Calm Down... Yes, if Without Agents, there may not have so many rooms for rental.

Many house owner may not have intention to rent out their empty rooms to Tenants initially ...They rent their rooms out because of Agents.

You can find certain agents who doesn't charge on tenant, purely on the landlord only.

We need to look hard at ourselves...

Realtors are the middlemen who help find a tenant a home that is suitable for his/her needs. Aside from the fact that the money to be earned is indeed a mouth-watering prospect, all of us have to take a long hard look at ourselves. I've not been in the business long enough to be able to give you a sermon on this topic, but these are just my opinions and I have no intention to solicit clients by being what some agents call 'unethical'. This is a forum after all right? I will speak freely.

We are integral to helping the property market remain thriving. Assuming you find a good broker he or she will help you find a place in the quickest amount of time and get you the best deal. In respect to this, we fully deserve the commission when we are able to deliver what you have asked. We also help tenants stay away from unscrupulous landlords who view you as nothing more than a 'cash-cow' and worst of all some landlords might even take advantage of the fact that you know nothing about rental procedures, when this happens you might even find yourself temporarily homeless.

Landlords are not lazy when it comes to marketing their properties, most people are unsure of procedures and paperwork and hence employ the services of a broker, we are not irrelevant to real estate. Not many people would appreciate spending their nights after work pouring over piles of manuscripts with relation to property law, rental procedures and so on. Our work takes the hassle away.

It's only up to a tenant or landlord to employ the best person for the job of marketing a piece of property or to look for a new home.

With regards to commission issues, look for an agent who won't take it from you as what was mentioned in a reply. We all have our preferences, but to say that we are 'in the way' is a little damning. Some of us are proud of what we do and we work well, you don't get a whole basket of bad apples.

Totally Agree!!! I also believe that those so called "bad" agents is juz e minority.

when there is a demand , there is a supply............you can't blame them..........agents are very useful in some ways....as long as their proper doings......but frankly speaking some agents is ruining the market.................i hate those agents which post that cheap rental for a room in woodlands,$700......wtf.......who can stand a common room at $700...unless is a condo room///
