There have been quite a lot of postings about agent's contribution to the buyers and sellers. Many buyers and sellers do not see much value add to agent's services.

I think it will be a good idea, at least to list some of the value add services that agents provide to sellers in this thread.

Services Provided by Agents
1. Advertisements in Straits Times and various websites
2. Answering phone calls and screening buyers
3. Coaxing buyers to pay higher price for the property
4. Persuading buyers to buy the property
5. Painting and doing minor repair work for seller's house so that it look more presentable
6. Fetching kids or running some errands for the seller to build closer bond and relationship

Services that could be done by owners but agents can help

7. Sharing of market information on transacted price (available on internet)
8. Sharing of HDB rules relating to transaction (available on internet)/ getting a lawyer to help do the transaction for private property (easily available from intro by banker which is only a phone call away).


For buyer's agent, I think the value add are:
1. Fetching buyers to view flats
2. Negotiating with the other agent on the sale of the flat
3. Providing market information on transacted price of the flat (available on the internet)
4. Help do the paper work for transaction (freely available at HDB website for HDB flats and subcontracted to conveyancing lawyer for private property)

难道要在新加坡找个房子居住,非要通过新加坡的中介吗?

租个房子600新币每个月,付给中介300 新币,不合适的屋子,住满三个月,又搬了出来,重新开始找,麻烦不说,钱损失了。=700每个月。

我也不是没有通过中介找屋子,中介除了拿钱走人,什么事也不会管。真得遇到事情了,除了手上的合同,什么也没有。要把钱拿回来,还是个漫长过程。

这仅是我以前的感触。现在有了自己的屋子,感到安定多了。

When we settle in another country, we also follow the country's culture norm. So if you choose to be here, is by choice. There are many countries who charge more than commission, take Japan for instance, you have to give "token" money on top of commission! So if you are not prepared to follow what others are willing to do, you have choice not to be here, or go to those agents who give free service. How those agents make a living, you will start to wonder if they use unlawful means. Also am sure there are countries who don't charge. But do you feel safe staying in those countries? If you are here, it must be things in Singapore that you find serve your needs. Just like you will not work if your boss does not pay you :)

Not all Agents are bad.... If you guys do not wish to pay Agents fees then make sure dun end up last min find agent for help..... Think before condemm people...

Sometimes i see/read/hear those tenants who refuse to go through agent. Think they very smart, can find room themselves. Save commission.
In the end, got cheated by the landlord, or the landlord turn out to be a monster.

I can only laugh at them

But agents still charge us when we renew the contract even though we absolutely don't need their service at all.
